Safeguarding Elevator Pits from Costly Leaks
The elevator pit is the lowest area in a building, which means it experiences the highest hydrostatic pressure from groundwater, exacerbating the leakage issues and repairs.
Safeguard Waterproofing, an expert in elevator pit restoration and protection, implemented a comprehensive waterproofing system using Xypex products to address persistent leaks and restore the elevator pit’s integrity.
Leveraging Xypex crystalline waterproofing and repair solutions, the team successfully tackled the problematic leaks and damaged concrete.
The repair process involved power washing the pit walls and floor to remove any laitance and to create an open and porous surface of the severely damaged concrete. To stop the active leaks, the contractor treated the cracks and joints with Xypex Patch’n Plug. Two coats of Xypex Concentrate slurry were then applied to the floor and walls to provide effective waterproofing for the life of the concrete.
A layer of Xypex Megamix I was applied to the walls for added protection and to stop water seepage immediately. For the base of the elevator pit, a half-inch layer of Megamix II was also applied to create a durable, smooth, strong and waterproof floor.
The building maintenance workers would come by and watch our progress—they were amazed we got it under control—it had been leaking uncontrollably for so long,” said Bob Shipyor of Safeguard Waterproofing. “Xypex crystalline waterproofing products help us solve even the most challenging foundations. When we leave, that pit is dry and will no longer leak.”
Using Xypex products, Safeguard Waterproofing achieved exceptional results, leaving the elevator pit dry and leak-free. The investment in Xypex waterproofing solutions proved cost-effective, as it protected the expensive elevator equipment and minimized future repairs, leading to significant money savings in the long run.
The Xypex system also ensured that the elevator could continue to be used by the building’s occupants for years to come.
